- A community manager, associate manager and additional support staff are assigned to your community to perform daily administrative duties
- Coordination of board of director activities

- Regular property inspection of landscape, common areas, maintenance service requests including work in progress/completion
- Rules & Regulations and CC&R tracking and enforcement
Common Area Issues and Service Request System
- Full coverage program to ensure that when your community manager is unavailable (i.e. on an property inspection), a knowledgeable team member is available to help your homeowners with property issues and concerns
- 24/7 customer care line to assist homeowners with common area emergency issues after normal business hours
- Sophisticated software to handle, process, and track service requests expediently and efficiently
Vendor Qualification and Monitoring
- Contract bidding, proposal compilation and recommendations to the Board
- Thorough procedure to qualify vendors and secure prospective bids
- Monitor vendor performance during scheduled property inspections
- Full-time Insurance Coordinator verifies and tracks vendor insurance requirements
Board Meeting Facilitation and Preparation
- Preparation, attendance and participation at regularly scheduled Board meetings and annual election meetings
- Committee orientation meetings and training provided in specialized areas
- Timely and thorough preparation of board packets, board meeting agendas, and board meeting action item lists
Legislative Update Dissemination and Compliance
- Master annual calendar preparation to ensure annual deadlines and California Civil Code requirements are met
- Conveyance of new and pending CID legislation to Board via online and offline communications and Board seminars
- In-house Project Coordinator tracks and ensure all corporate disclosure requirements and filings have been completed
